Can a Landlord Sue Tenant for Unpaid Rent?
Yes! A Landlord can sue a tenant for unpaid rent if there was a lease agreement signed by the Tenant in the first place and the Tenant failed to pay rent on single or multiple occasions.
Can a Landlord Sue Tenant for Damages?
Yes! A Landlord can sue a Tenant for Damages owed on the rental property. In Some Cases, the Landlord covers the Damages from the security deposit left by the Tenant on the day of the Lease agreement. On the other hand, if the cost of Damages are more than the security deposit, a Landlord can proceed to small claims court to claim Damages on the rental property.
A Landlord must have proof of reasonable doubt that the Damages occurred while a Tenant was living in the Rental property. It is always better to file a Lawsuit as soon as possible within the 30 days of the Tenant moving out.
